Chapter 6

Victoria’s financial pressure became clearer.

Westbridge House was worth real money.

The problem was leverage.

Years earlier, Victoria borrowed against the property to fund renovations and two private investments.

Then she refinanced.

Then refinanced again.

Current debt:

$16 million senior loan.

$5 million mezzanine facility.

Personal guarantee exposure:

About $7 million.

If the Sterling Hospitality sale failed and lenders enforced, Victoria would probably need to sell investment assets and a significant block of her personally held Sterling shares.

She would remain wealthy.

She might lose voting influence.

That mattered more to her.

Then auditors found Dominic had his own exposure.

He had lent Westbridge Heritage $2.8 million through a personal investment LLC.

Documented.

Disclosed to Victoria.

Not disclosed to the Sterling Hospitality audit committee when he participated in preliminary acquisition discussions.

If Westbridge failed, Dominic’s loan could be impaired.

That created a direct conflict.

Brooke had her carry.

Dominic had his loan.

Victoria had everything.

Leo had twenty-eight percent of the votes none of them owned.

Clara controlled how those shares spoke.

Then Sterling Hospitality’s CFO disclosed an internal email.

Dominic:

Need Westbridge kept alive through Q4. If Clara blocks vote Wednesday, see whether family-rep succession changes adjournment math.

The CFO replied:

That sounds like trust counsel territory.

Dominic:

Already checking.

That email predated Clara’s trip.

So did his question to Ashby.

The custody route was not invented after Leo became upset.

It had already been under discussion.

Rachel asked:

“How long has Dominic known you might oppose Westbridge?”

“Six weeks.”

“How long has he been arguing about your travel?”

“Maybe a month.”

“Was the marriage already bad?”

Clara took time before answering.

“Not bad.”

“Strained?”

“Yes.”

Dominic hated that Clara’s trust role could override what he considered a Sterling family decision.

Clara hated that he called it “her trust role” whenever she disagreed and “Leo’s legacy” whenever she supported him.

They fought about Westbridge twice.

The second time Dominic said:

“You’re my wife before you’re Arthur’s lawyer.”

Clara answered:

“I’m Leo’s fiduciary before I’m Victoria’s daughter-in-law.”

Neither forgot it.

Then Victoria’s attorney produced something under discovery.

A draft family-court declaration.

Not filed.

Paragraph:

Clara Sterling’s prolonged absences and unwillingness to acknowledge Leo’s escalating emotional needs have created instability requiring a temporary change in primary caregiving.

Attached exhibits:

School emails.

Brooke’s videos.

Dr. Weller intake.

Travel calendar.

The dining-floor footage had not yet been added.

But a blank exhibit tab existed.
