Chapter 12

Aurelia Landing did not collapse.

Sabina’s original refinancing did.

The lender refused to rely on any family release once Everett’s affidavit and the postpartum coercion documents surfaced.

It demanded substitute collateral and an independent review of the original guaranty.

Sabina could not meet the new terms without giving up more control.

An outside real-estate fund invested $14 million.

In exchange, it received majority economic rights and operational control until the project stabilized.

Sabina remained a minority investor.

Construction finished.

Contractors were paid.

Buyers eventually received their units.

The people pouring concrete did not need to lose their jobs because Sabina had behaved badly.

Fenmore Group’s investigation produced its own findings.

Aurelia had received $1.8 million in under-reimbursed management, design, and staff support from Fenmore Group over four years.

Some had been approved by Everett.

Some by Callan.

Some by Sabina.

Approximately $690,000 lacked adequate related-party approval or reimbursement.

The company recovered or adjusted the amounts.

Callan’s own $21,200 of corrected expenses remained in the report.

Good.

The board removed Sabina as executive chair.

Not because of the baby shower alone.

Because the disputed collateral, related-party conduct, governance failures, and use of family-company influence in personal financing made continued leadership untenable.

She remained a shareholder.

No longer an officer.

Fenmore Group hired an independent chair.

Callan was offered a return after the board restructuring.

He declined.

Instead, he joined a regional development company nine months later as head of acquisitions.

Smaller title.

Lower initial compensation.

Different last names on the office doors.

He liked it.

The civil case involving Everett’s guaranty also resolved.

Forensic review supported Everett’s claim that the disputed signature image had been inserted after he revoked Sabina’s authority.

The lender released the estate from the disputed guaranty as part of a settlement involving substitute security from Sabina and Aurelia.

No windfall for Callan.

No secret treasure.

Everett had left him something more useful than money.

Evidence that allowed his final “no” to remain a no.
