Chapter 25 - The Mansion Survives

Bellafonte refinanced.
The bank closed the new loan twelve months after the gala.
Not on Vanessa’s original terms.
Not on Margaret’s maximal terms.
Compromise.
The venue completed only half the planned ballroom renovation.
Why?
Debt discipline.
The managing director cut the more extravagant additions.
No imported marble bar.
Existing one worked.
She renegotiated vendors.
Reduced related-party spending.
Increased weekday corporate events.
Margins improved.
The new ground rent was painful but manageable.
Jobs remained.
No mass layoffs.
No foreclosure.
No land grab.
At a quarterly member meeting, the outside investor said:
“It turns out the building doesn’t collapse when people pay the landlord market rent.”
Vanessa sat as observer.
She did not smile.
Margaret was not present.
She had no reason to attend operating-company meetings.
That was another useful separation.
Landlord did not become manager.
Manager did not become landowner.
