Chapter 5 - The Lease Was Expiring

The original ground lease was approaching its final years.
Not forty minutes.
Not tomorrow.
Twenty-two months after the gala.
That is a long time in family emotion.
A short time in commercial financing.
Bellafonte Hospitality had expanded heavily over the previous four years.
Garden pavilion.
Kitchen modernization.
Accessibility upgrades.
Guest-wing renovation.
Total debt:
Approximately $11.8 million.
The debt was manageable.
The maturity wall was not.
A major bank loan would come due in fourteen months.
Vanessa had negotiated a refinancing proposal.
Lower rate.
Longer term.
Enough additional capital to complete a winter ballroom renovation and pay down vendor balances.
Problem:
No lender wanted a fifteen-year loan secured by improvements sitting on a ground lease with only twenty-two months remaining.
The bank required:
A lease extension.
Or a new lease.
At least twenty years.
Preferably thirty.
Margaret’s signature mattered.
A lot.
She had not refused renewal entirely.
She refused Vanessa’s proposed terms.

That distinction became the source of everything.
