Chapter 9

The signature looked convincing.

That was the problem.

The document appeared to authorize preliminary redevelopment negotiations involving estate-adjacent parcels and shared infrastructure.

It did not directly sell Agnes’s mansion.

It did not transfer her land.

But it represented to lenders that the principal property owner supported the project.

Agnes examined the page.

“That isn’t my signature.”

A document examiner agreed.

Small inconsistencies appeared in spacing and pressure.

Then they found the source.

The signature had been copied almost perfectly from an Agnes-signed foundation document eighteen months earlier.

Celestine had access to those records.

Investigators traced the suspicious consent to a development consultant working with her Miami project.

The consultant claimed Celestine sent him a scanned signed copy and told him Agnes had approved negotiations.

He believed it.

His emails created the next problem for Celestine.

One read:

Without Agnes ratification, current consent may fail lender diligence.

Celestine replied:

I will have ratification after the family event.

The family event.

The banquet.

Arthur placed the message beside the deed.

Damien understood.

Celestine expected Agnes to sign the ratification that night.

Then Agnes appeared wearing the old ring.

Celestine realized Arthur would reveal the original ownership documents before the new signature could be obtained.

The assault on Agnes had interrupted her own plan.

Not Damien’s.

Then the investigators examined Celestine’s financing in full.

The eight-million-dollar public filing represented only the first layer.

Her Miami hospitality project and the proposed Rourke redevelopment were tied together through complex cross-default provisions.

If Rourke redevelopment failed, lenders could freeze additional Miami funding.

Total exposure exceeded thirty-one million dollars.

Damien stared at the number.

“Thirty-one million.”

Arthur nodded.

“Potentially more after guarantees.”

Financial ruin explained desperation.

But Arthur remained unconvinced.

“Something still doesn’t fit.”

“What?”

“She began isolating Agnes before the Miami project reached crisis.”

Damien looked at him.

“How far back?”

Arthur turned to another page.

“Some planning records go back years.”

The current financing crisis had accelerated Celestine’s behavior.

It had not created the idea.

Part 10 revealed how long the idea had actually existed.
