Chapter 7 - Delphine’s accountant

Delphine’s accountant was Gavin Pierce.
Not a criminal mastermind.
A forty-eight-year-old CPA who handled:
Maison Vale Studio.
Delphine’s investments.
Some household-project reconciliations.
He produced the original Capital Improvement Participation Acknowledgment voluntarily through counsel.
It was worse than I expected.
My signature was genuine.
But not on that page originally.
Forensic document review later showed the signature came from a separate Project Reimbursement Authorization I had signed electronically.
The signature image had been embedded into the participation memo.
Who did it?

Delphine.
Her attorney advised her to stop answering questions immediately.
Good advice.
Then Gavin said:
“I never treated that memorandum as a deed.”
“What did you treat it as?”
“A negotiating document.”
“Negotiating what?”
“If the marriage ended, Delphine wanted a position for reimbursement beyond Schedule C.”
“Did she tell you I agreed?”
“She said you understood she was building equity.”
“Did you verify?”
“No.”
“Why?”
“She had a document with your signature.”
There.
False paper creates real downstream assumptions.
Then invoices.
Gavin’s workpapers showed:
Gross renovations attributed to Delphine:
$1.72 million.
Household reimbursements received:
$1.46 million.
Net unreimbursed:
Approximately $260,000 before offsets.

Still meaningful.
Not ownership.
