Chapter 22 - What was my housing worth

An economist? Overkill. A local rental appraiser reviewed comparable room rents.
A private bedroom and shared living space in Brian’s neighborhood:
Approximately $1,100 to $1,400 monthly.
Utilities included perhaps:
$1,300 to $1,600.
Interesting.
Very close to our original $1,250 agreement.
Then services.
Cleaning.
Meals? I cooked many myself.
Laundry?
I did mine.
Transportation?
I drove.
Medical coordination?
Occasional.
The original arrangement was not unfair.
What became unfair was expansion.
Melissa’s attorney argued:
“Walter enjoyed a home worth more than a bedroom rental.”
My attorney:
“He did not rent the whole house.”

Exactly.
You do not charge a father for the entire mortgage because he sleeps in one room.
